Second Home Mortgage: Your home at the beach, mountains or city

Having a second home is the dream of many Spanish families. Whether to enjoy on holiday, as an investment or for family use, financing a second home has its own rules. Conditions are more demanding than for a primary residence, but with the right advice it is perfectly achievable.

How does a second home mortgage work?

Banks finance up to 70-75% of the appraisal value for second homes, compared to the usual 80% for primary residences. This means you need to provide between 25% and 30% of the purchase price as a deposit, plus purchase costs (6-15% depending on the region).

The maximum term is usually 20-25 years, and the applied interest rate tends to be slightly higher than for a primary residence, as the bank considers that in case of financial difficulties the client will prioritise payment of their main home.

Frequently asked questions about second home mortgages

Banks usually lend between 70% and 75% of the appraised value or the purchase price, whichever is lower. That is less than for a main residence, where the maximum is usually 80%. You will therefore need savings of at least 25-30% of the price, plus an additional 10-12% for costs and taxes. The exact percentage depends on each lender and on your profile.

Yes, it is possible, as long as your income can cover both instalments. The bank will add your current mortgage payment to the new one to calculate your total debt ratio, which should not exceed 35% of your net income. It is easier when your current mortgage is well advanced or already paid off. At Duplo Capital we analyse your borrowing capacity with both mortgages before presenting the application to banks.

The term of a second home mortgage is usually between 20 and 25 years. That is shorter than for a main residence, where up to 30 years is common. A shorter term means a higher monthly instalment, which the bank will factor into your debt ratio. The final term depends on the lender and on your profile.

Because the bank considers the risk to be higher, since the property is not an essential home. As a result, interest rates are usually slightly higher than for a main residence, and the loan-to-value and term conditions are stricter. The exact difference varies from bank to bank and depends on your profile. Comparing offers from several lenders helps narrow that gap.

No, a second home mortgage does not qualify for the state main-residence deduction in Spanish income tax (IRPF). That deduction only applied to the main residence and is only kept for purchases made before 2013. It is therefore wise to calculate the total cost of the purchase without counting on any tax benefit. If you have doubts about your specific case, consult a tax adviser.

On top of the usual documents, the bank will ask for information about any mortgage you already have. In general you will need a valid DNI or NIE for every borrower, your last 3 payslips or proof of income, your IRPF tax returns for the last 2 years and bank statements for the last 6 months. If your main home is mortgaged, the land registry extract (nota simple) is usually requested. The deposit or reservation contract and the valuation of the property you are buying are also required.
