And many more institutions depending on your specific profile
A mortgage broker is an independent professional who acts as an intermediary between the client and banking institutions to secure the best mortgage conditions. In Spain, their activity is regulated by Law 5/2019 on Real Estate Credit Contracts (LCCI) and they must be registered with the Bank of Spain as a real estate credit intermediary. Unlike a traditional bank advisor, who can only offer products from their own institution, a mortgage broker compares and negotiates simultaneously with multiple banks, giving the client access to a much wider range of offers and conditions they would hardly obtain on their own.
The mortgage broker's role covers the entire mortgage process. It begins with a detailed analysis of the client's financial profile — income, savings, debts and employment situation — to determine borrowing capacity. From there, they compare offers from multiple banks and negotiate directly for the most favourable conditions: interest rate, fees, tied products and associated services. They also handle all necessary documentation, coordinate with the notary, and accompany the client through every stage until the deed signing. The result is significant savings in both time and money for the client.
Mortgage broker fees in Spain typically range from 0% to 1% of the mortgage amount, though fixed fees from a few hundred to several thousand euros also exist depending on the complexity of the operation. Some brokers work exclusively on a success basis — meaning they only charge if the deal closes — while others charge fees regardless of the outcome. Before committing, it is advisable to request a detailed written quote. In most cases, the savings a good broker achieves on the interest rate more than compensate for their fees over the life of the loan.
In the vast majority of cases, yes. A mortgage broker provides access to a much wider range of bank offers than any individual can obtain on their own, and their professional negotiation capacity — backed by the volume of operations they manage — allows for more competitive conditions in interest rates, fees and tied products. The time saved in comparing offers, document management and paperwork is also very significant. The service is especially valuable for complex profiles such as self-employed workers, non-residents, second-home buyers or high-value mortgages. Even for standard profiles with a good banking relationship, having an independent comparison point usually results in better conditions.
The fundamental difference lies in who each professional represents. A bank advisor works for their financial institution and can only offer that specific bank's mortgage products; their goal is to place their institution's offer. A mortgage broker, on the other hand, is independent and works for the client: comparing products from multiple banks and negotiating the conditions that best fit the buyer's profile. The bank advisor has no direct cost for the client, but their offer is limited to a single institution. The broker has a cost, but considerably broadens the options and usually achieves better overall conditions. Both profiles are complementary; in fact, many clients start by consulting their regular bank and then contact a broker for an objective comparison point.
The TIN (Nominal Interest Rate) is the pure loan interest. The TAE (Annual Equivalent Rate) also includes commissions and associated costs, reflecting the real cost of the mortgage. Always compare mortgages by their TAE, not their TIN.
The Euribor is the interest rate at which European banks lend money to each other. It is the benchmark index for variable-rate mortgages in Spain. If it rises, your payment rises; if it falls, your payment falls. It is reviewed every 6 or 12 months according to your contract.
The FEIN (European Standardised Information Sheet) is the official document that the bank is required to provide before signing. It summarises all your mortgage conditions: interest rate, payments, commissions, and costs. It is binding for the bank for 10 days.
Duplo Capital only charges fees if it secures financing for the client and the client accepts the offer. The initial assessment and feasibility analysis are completely free with no commitment.
A broker like Duplo Capital negotiates simultaneously with over 20 banking institutions, which allows access to conditions the client would not obtain on their own. Additionally, the broker knows which banks approve each financial profile, saving time and avoiding rejections.
Yes. Although banks are stricter with self-employed applicants, there are institutions that specialise in these profiles. Duplo Capital analyses your situation and guides you towards the banks with the highest probability of approval based on your tax return and business activity.
The basic documents are: DNI/NIE, last 3 payslips or tax return (self-employed), employment contract, bank statements from the last 3 months, the property's nota simple, and the deposit contract if already signed. Duplo Capital guides you through every step of the documentation.
